

WHAT'S NEW IN CALIFORNIA APPRAISAL PRACTICE?
In February 2004, The Appraiser Qualifications Board (AQB) of the
Appraisal Foundation adopted changes to the real property appraiser
qualifications criteria that will become effective January 1, 2008. The
requirements individuals must meet in order to become a licensed or
certified appraiser will change significantly. The changes include increased
requirements for qualifying education and experience, and a new Uniform
State Appraiser Examination.
The real property appraiser criteria effective January 1, 2008 are
summarized below.
AQB Minimum Real Property Appraiser Qualifying Criteria (Effective
January 1, 2008) OREA
License Levels
Trainee License (AT) - may assist in all appraisal assignments for which
the supervising appraiser is licensed to perform.
90 hours of appraisal related education
No hours of experience required
Residential (AL) - may appraise 1-4 unit non-complex residential
properties with a transaction value of no greater than $1,000,000.00.
150 Hours of education and 2,000 Hours of experience (accumulated over
at least a 12 month period)
Certified Residential (AR) - may appraise all 1-4 unit residential properties
and commercial with a maximum transaction value of $250,000.00.
200 Hours Associate Degree
2,500 Hours of experience (accumulated over at least a 24 month period)
Certified General (AG) -may appraise all residential and commercial
property.
300 Hours Bachelors Degree
3,000 Hours of experience that includes at least 1500 non-residential
experience hours
(accumulated over at least a 30 month period)
Individuals gaining experience at the AT level must be supervised by a
certified licensed level appraiser under the new criteria. No supervisor can
supervise more than three trainees.
HOW DO I KNOW THE APPRAISER I SELECT IS QUALIFIED TO APPRAISE MY
PROPERTY?
As of November 28, 2005, California has 18,854 licensed appraisers and
trainees appraising property in California:
6,475 (AT) Trainee Level;
4,924 (AL) Residential Level;
4,143 (AR) Certified Residential Level; and
3,312 (AG) General Certified Level.
In any profession, its common knowledge that the best professional for an
